Commercial Turf for Central Texas Properties
Rooftops, courtyards, restaurant patios, event lawns, dog daycares, HOA common areas. Same owner-run crew, same install standard, same warranty. Property managers get one point of contact and a straight-line install schedule.

Commercial turf is specified for traffic rather than looks: a higher face weight over a deeper compacted base. What a property is buying is the removal of a recurring irrigation and mowing line from the operating budget, so the decision is usually made on the operating number rather than the install cost.
We work with Austin metro property managers, HOAs, offices, multifamily communities, retail sites and senior living across the same footprint as our residential work, roughly twenty miles out from central Austin. See the service area for the communities we cover.

Maintenance Labor Down
Mowing, edging, over-seeding, fertilizing, and irrigation checks disappear. A single monthly walk-through with a leaf blower replaces the weekly landscape crew visit.
Water Bills Predictable
Irrigation lines can be capped or repurposed. Water bills stop swinging seasonally.
Visual Consistency Year-Round
Amenity spaces look the same in October drought stage as they do in April. Residents notice.
What We Bring on a Commercial Bid
Commercial spec is driven by traffic intensity and, on rooftops, by load capacity. Each commercial service page above breaks down which blend fits that use.

Cen-Tex Blend
HOA common areas, entry medians, low-traffic amenity. Lightest option, useful when rooftop load is tight. 5-year warranty.

Hill Country Blend
The default for event lawns, apartment amenity decks, restaurant patios, and most rooftops. Full 15-year warranty. Named by an Austin-market installer as the best pick for hot climates.

Texas Supreme
For dog daycares, high-use amenity backyards, and any zone where daily traffic would mat a lighter product. Heavy enough (~0.81 lb/sqft) that rooftop specs need a structural review first.

Owner on Every Commercial Job, Too
Commercial installs get the same crew that does residential. John McCormick is the estimator, the project lead, and the walk-through contact. Property managers deal with one person from bid to handoff.
What People Ask About Commercial Turf
What kinds of commercial properties use artificial turf?
Office and retail frontage, multifamily amenity areas and courtyards, HOA common areas and medians, dog runs at pet-friendly communities, senior living grounds, and sports and batting-cage surfaces. Anywhere a green surface is expected and irrigation is expensive or restricted.
How is commercial turf different from residential?
Mostly face weight and base depth. Concentrated foot traffic mats a light turf quickly, so commercial areas get a denser product and a base built to hold its shape under constant use. The install method is the same.
Which commercial service do I need?
Commercial landscaping turf covers frontage, medians, courtyards and common areas. Rooftop and balcony covers anything over a hard surface where drainage has to reach a roof drain. Commercial putting greens covers amenity greens.
How are commercial projects quoted?
An on-site walk-through with whoever manages the property, then a written bid covering demolition, base, turf, infill and edging. We do not subcontract, so the crew on site is ours. Payment is by check, credit card or online.
Can you install outside business hours or in phases?
Yes. Off-hour and phased installs are arranged where a property cannot lose access to an area during the day. Raise it at the walk-through so it is built into both the schedule and the bid.
